Existing condo sales rise 43% since last year

Pending home sales Increase 40.5% from last year

Total pending home sales - including single-family and condominiums - in Miami-Dade County increased 40.5 percent in July 2010 compared to July 2009, from 7,197 to 10,113, and decreased less than 2.4 percent, from 10,366 to 10,113, compared to the previous month according to the MIAMI REALTORS and the Southeast Florida Multiple Listing Service (SEFMLS).

Miami-Dade industrial market picks up

The industrial market in Miami-Dade County is picking up, says Eric Swanson, executive vice president at Flagler based in Coral Gables. One indication of the upswing is a report in the July 21st issue of the online newsletter Real Estate Alert, that TA Associates Realty, which owns the 881,000 square foot Palmetto Distribution Center in west Miami-Dade, has a contract to sell the property to AMB Property for $67 million.

Existing condo prices continue to rise

The Miami real estate market continues to strengthen as a result of increased sales and stabilizing home prices. In the Miami MSA, there was a 33 percent increase in condominium sales in June 2010 compared to June 2009 and a 58 percent increase compared to two years ago.
